Regency Capital Partners ("RCP") arranged the construction financing for this 196-unit market rate apartment project located in San Francisco's burgeoning Mission Bay district. RCP assisted the Borrower in arranging a creative permanent financing package made up of federal funds, tax credits and a significant investment by the AFL-CIO Housing Investment Trust. With financial markets and credit still tight and developers struggling to get projects started, RCP was then able to secure an aggressive 80% LTC construction loan from a major money center bank that was able to utilize the forward commitment to fund this high leverage loan at less than 4.50%.
