Summary

Regency Capital Partners (“RCP”) arranged the acquisition financing for this 700,000 SF industrial portfolio of sale/leaseback industrial properties located in California, Illinois, North Carolina and New Jersey. The Borrower purchased these four industrial buildings through four separate sale/leaseback transactions at attractive cap rates. RCP was retained to provide the Borrower with long-term, fixed-rate financing that provided the prepayment flexibility in the event the Borrower elects to sell any/all of the properties in the immediate future. Despite each building being leased to single, non-credit tenants, along with all of the properties being located in secondary markets, RCP secured the Borrower a 65% LTC cross-collateralized loan at an aggressive rate, creating tremendous positive leverage for the portfolio. The loan terms were structured as a 3+3+3 “rolling term”, guaranteeing the Borrower a 9-year term, while providing them the ability to prepay the loan at par every 3 years with a declining penalty schedule of 3%, 2%, 1% during the fixed terms.
