Summary

Regency Capital Partners (“RCP”) arranged the refinancing for this 10-buidling, 371,403 square foot, Class B, R&D portfolio located throughout the Silicon Valley. Though the tenancy included several marginal credits, and the portfolio had significant near-term rollover, RCP was able to explain to this European bank the unique opportunity to lend to one of the Silicon Valley’s most prolific landlords, controlling approximately 2,000,000 square feet of R&D throughout the Silicon Valley. The lender agreed to fund four separate un-crossed, non-recourse loans on the assets to provide the Borrower with maximum flexibility. These loans were funded at 70% of value, priced under 6% and were not subject to any yield maintenance or defeasance penalties, allowing the client to prepay any of the loans at any time for a nominal 1% exit fee. The loans were originated and closed in Spring 2008, in the midst of the credit crunch.
