Regency Capital Partners (“RCP”) arranged a line of credit secured by five Class-A apartment buildings, consisting of 438-units, located throughout San Francisco. Despite marketing and closing the financing in Spring/Summer 2008, the height of the credit crunch, RCP was able to secure this San Francisco investor a 5-year, interest-only, non-recourse line of credit priced at below 4.00%. This pioneering line had unprecedented flexibility relating to substitutions of collateral, non-usage fees and facility expansions, some of which had never been approved by this Agency Lender prior to this transaction. Due to the extraordinarily low cost of capital, and size of the facility, this developer was able to tap the facility in lieu of requiring a significantly more expensive construction loan for another project.
