Summary

Regency Capital Partners (“RCP”) arranged the refinancing for this 18-story, Class A, high-rise office building located in downtown Los Angeles. Despite the extraordinarily tight capital markets in the summer of 2008 and the largest tenant vacating 6–months into the loan term, RCP was able to convince this Life Company to provide its client with cash out, non-recourse, fixed-rate financing. By explaining the building’s unique positioning in the market, and providing sufficient “off market color” to the lender regarding pent up tenant demand unique to this asset, RCP was able to quell the lender’s occupancy concerns, resulting in minimal structure for the imminent rollover. Moreover, RCP was able to move quickly and secure and close the loan in less than 35 days.
