Regency Capital Partners (“RCP”) arranged the refinancing for this 105,000 square foot, Class A office building located at 500 Ygnacio, in the heart of Walnut Creek, California. Notwithstanding the capital markets at a halt in the summer of 2008, RCP was able to convince this Life Company to provide its client with cash out, non-recourse, bridge financing priced at less than 5.50%, despite the asset’s recent drop in occupancy to less than 80% and slowing leasing velocity. Additionally, RCP was able to negotiate a 5-year term (rather than the standard 3- year with extensions) allowing additional time and flexibility for the client.
