Summary

Regency Capital Partners (“RCP”) arranged the refinancing for this 365,000 square foot campus, with 34-acres of entitled land, located in Livermore, CA. Along with the downsizing of the project's single tenant, the project had neglected CapEx and its vacant space was not in presentable condition. RCP was able to convince this balance sheet lender that the Sponsor's expertise and financial strength would enable them to execute their business plan and lease up the vacant office space and sell-off the excess land. With that, RCP secured an 80% of cost, non-recourse loan with favorable release provisions that funded all the required CapEx and TI/LCs required to execute the business plan.
