Summary

Regency Capital Partners (“RCP”) arranged acquisition financing for two adjacent Class B R&D buildings, totaling 110,000 square feet, located in the heart of the Silicon Valley in Sunnyvale, California. To best accommodate the client's business plan, RCP arranged two separate non-recourse loans with the same lender funding 70% of the purchase price and 100% of all future CapEx, TI/LCs and interest shortfalls. By doing two loans, the client had the flexibility to execute two separate business plans while streamlining the documentation process to help close the transaction quickly also saving the borrower significant legal and closing costs.
