Regency Capital Partners (RCP) arranged equity and construction financing for the development of this 178,000 SF, Class A, LEED Silver office building in Portland's Pearl District. The eight story building will provide tenants with premier office space located just steps from the city's historic Union Station and the district's unique walkable amenities. Though a "spec" project, RCP generated a bidding competition, resulting in the Borrower's capital cost being significantly lower than their initial underwriting. RCP secured 3+1+1 construction financing, providing the Developer ample time to complete the project and sign tenants for the building.
