Regency Capital Partners (“RCP”) arranged acquisition financing for this 50,000 square foot retail and office building located in San Francisco’s Union Square fronting the City’s famed Market Street, directly across from Westfield’s San Francisco Centre. The client, a Southern California based retail investor, hired RCP to secure 85% of cost financing to close on the acquisition. With only three weeks from application to close of escrow, and non-refundable money posted, RCP and its client were able to structure around unknown environmental contamination, seismic concerns and a liquidity crunch in the insurance markets to close on this marquee property.
