Regency Capital Partners (“RCP”) has secured a $26.6 million first mortgage for the Walmart Central in Folsom, California. The Property, located adjacent to a Walmart Supercenter, is comprised of a 133,000 square foot retail center, anchored by a 56,200 square foot 24 Hour Fitness. With the Sacramento market still in recovery mode, and a dark Office Max, RCP had to help lenders understand the dynamics of the immediate market, income and population growth occurring in Folsom and the Borrower’s strong retail relationships that would help him quickly secure a second anchor. Furthermore, with a maturing mezzanine loan, the loan had to be closed in less than 4 weeks. RCP was able to secure a non-recourse, 70% LTC loan through Prime Finance who worked diligently from the time of initial contact through closing to ensure that transaction was completed in the required time frame.
