Summary

Regency Capital Partners (RCP) arranged the acquisition financing for this 543,000 sq. ft. portfolio of sale/leaseback industrial properties located in South Carolina, Florida and Pennsylvania. The Borrower purchased six industrial buildings through four separate sale/leaseback transactions. RCP was retained to provide the Borrower with long-term fixed-rate financing that included prepayment flexibility should the Borrower elect to sell any or all of the properties before the end of loan term. RCP secured a 65% LTC cross-collateralized loan at an aggressive rate, creating positive leverage for the Borrower. The loan structure was a 3+3+3 "rolling term," guaranteeing the Borrower a 9-year period, while providing the option to prepay the loan at par every 3 years with a declining penalty schedule (3%,2%,1%) during the life of the loan.
