Arranged fixed rate debt for the refinancing of this 86,895 square foot office building located on Colorado Boulevard in Pasadena, California. Built in 1938, this brick tower is a landmark asset and is home to over 80 tenants. Amidst the volatile CMBS market in September 2007, Regency Capital Partners was able to secure a 7-year, 70% loan to value, non-recourse bank financing that featured a declining balance prepayment structure, no required SNDAs or Estoppels forms nor a PML report.
