Arranged $32.7 million bridge loan for the acquisition and conversion of a 50,000 square foot building in San Francisco's Union Square fronting the City's famed Market Street, directly across from Westfield's new San Francisco Centre. Our client, a Southern California based retail investor hired Regency Capital Partners to secure 85% of cost financing to close on the acquisition. With only three weeks from application to close of escrow, and non-refundable money posted, RCP and its client were able to structure around unknown environmental contamination, seismic concerns and a liquidity crunch in the insurance markets to close on this marquee property.
